# LGP Mortgage 2.0 — Prototype Review Pack
Prepared by Solid Plus Solutions · Private prototype · Observations dated Nov 4, 2026
## 1. Existing-site audit (lgpmortgage.com)
Pages inspected: home, /choose-a-loan-officer, /loan-process, /loan-programs.
Observed
- Homepage hero shows "Home Ownership Starts Here" with a single loan officer (Adrian Aguilar, NMLS 2787575) and an image alt text of "John Jones picture" — likely a template artifact.
- Contact: 12030 SW 129 Ct, Miami, FL 33186 · (786) 366-2141 · hquilez@lgpmortgage.com.
- Company NMLS 1585812 referenced (per brief) — NOT yet verified against NMLS Consumer Access.
- Loan programs listed: Conventional, FHA, VA, Jumbo; rate types Fixed, ARM, Interest Only, Graduated Payment. USDA is not listed as a program.
- Jumbo copy cites a conforming limit of $766,550 — that is the 2024 figure; outdated.
- Team page lists 12 professionals; 3 lack NMLS numbers; several use personal or third-party email domains.
- Copy is generic template text ("Today's technology is providing a more productive environment…"); English only; no Spanish version found.
- Lead forms pre-bundle marketing consent into the Submit action (no separate opt-in checkbox) — flag for TCPA review.
- Loan process page asks for credit score band and price range; useful content but long, unstructured.
- A third-party accessibility overlay (UserWay) is loaded.
Not checked / unknown: licensed states, languages spoken per broker, ARIVE application URL, borrower portal URL, logo source files, Equal Housing logo usage, privacy policy currency.
## 2. Competitor scorecard (homepages only, Nov 4, 2026)
| Site | Observed evidence | Strengths | Weaknesses | Opportunity for LGP |
|---|---|---|---|---|
| Rocket Mortgage | Rotating headline, "See today's rates", "See what I qualify for", calculators section, legal disclosure block | Clear primary CTA, strong tools | Rate-led messaging, high volume of options | Human, bilingual guidance; no rate bait |
| Better | Page content largely not retrievable by our fetcher; visible: AI assistant "Betsy", volume stats ($110B+, 600k) | AI-first positioning | Could not audit fully | Assistant that hands off to a licensed person |
| loanDepot | "GET CASH / BUY A HOME / LOWER PAYMENTS" intent tiles, learning center, calculators, testimonials | Intent selection up front | Dense, many promos | Same intent clarity with less clutter |
| CrossCountry | "Get PreApproved" + "Find a Loan Officer" in hero, program promos, articles | Loan-officer finder prominent | Superlative claim, busy | Directory with NMLS on every card |
Mobile UX, accessibility and conversion paths of competitors were not tested in depth; findings above are from page content only.
## 3. Sitemap
/ · /buy · /refinance · /investment · /loan-programs · /loan-programs/{conventional|fha|va|jumbo} · /calculators · /faq · /team · /team/{slug} · /get-started (?goal=&broker=) · /privacy · /review
Sign In: disabled until a verified portal URL is configured.
## 4. Customer journeys
1. Buyer: Home → "Buy a Home" intent → /get-started?goal=buy (starts at step 2) → confirmation → (future) ARIVE application link.
2. Refinance: Home or /refinance → calculator → Get Started.
3. Broker-referred: /team/{slug} → "Request a consultation" → /get-started?broker={slug} (attribution preserved).
4. Spanish speaker: EN/ES toggle anywhere → choice persists for the session.
## 5. Assumptions
- Florida is the primary market; licensed states must come from LGP.
- Broker photos are hotlinked from the existing site CDN for review only; permission needed before launch.
- The wordmark is a placeholder until LGP supplies the logo.
- The hero photograph is AI-generated illustrative imagery; replace with licensed photography before launch.
## 6. Questions for Humberto (ARIVE & CRM)
1. What is the authorized ARIVE borrower application URL, and is it per-loan-officer?
2. Does ARIVE support per-LO referral links or lead-source tags we can pass?
3. Which lender CRMs are in use, and what do their agreements allow?
4. Who approves lead routing rules (licensing, availability, round-robin vs. requested broker)?
5. Is there an existing borrower portal for "Sign In"?
6. Which states is each professional licensed in, and which languages do they speak?
## 7. Analytics event definitions (not active)
| Event | When | Properties (no PII) |
|---|---|---|
| cta_click | Any primary CTA | cta, location |
| form_start | First interaction in intake | goal |
| form_step | Advance a step | step |
| form_complete | Confirmation shown | goal, state, contact, broker |
| broker_contact | Call/email link | broker, method |
| appointment_request | Consultation request | broker |
| language_change | EN/ES toggle | to |
| arive_redirect | Apply link click | location |
Events are kept in browser memory only (window.__lgpEvents). No provider until consent + authorization.
## 8. Compliance & publication checklist (for counsel review)
- [ ] Verify company NMLS 1585812 and each individual NMLS on NMLS Consumer Access
- [ ] Fill missing NMLS (Moso, Gonzales, E. Larramendi) or remove listings
- [ ] State licensing disclosures per licensed state; licensing page
- [ ] Equal Housing Opportunity/Lender statement & logo as applicable
- [ ] Mortgage advertising rules (Reg Z/MAP, FL OFR) — no trigger terms without disclosures
- [ ] Privacy policy (GLBA) and website privacy notice
- [ ] TCPA: separate, unchecked, specific consent; not a condition of purchase
- [ ] CAN-SPAM: separate marketing opt-in; unsubscribe process
- [ ] Accessibility: WCAG 2.2 AA audit; evaluate removing overlay widget
- [ ] Secure data handling: no sensitive data collected; backend, retention and access controls before enabling leads
- [ ] Image/photo rights, broker consent to profiles
- [ ] Replace outdated conforming-limit copy
UI disclosures alone do not establish compliance.
## 9. Testing checklist

- [ ] Screen reader: NVDA + VoiceOver on intake flow
- [ ] Spanish pass on every page by a native reviewer
- [ ] Lighthouse performance ≥ 90 mobile; image optimization
- [ ] Broken-link crawl
